We price it from what actually sold on your street and in your school district, get it ready without overspending, and put it in front of the buyers already looking in your area.
Less house to keep up, maybe one floor, maybe a condo where someone else mows. I lived in a Mason townhome community for 16 years, so I can tell you what to read in the HOA documents before you fall for the clubhouse.
The starter home is full. We line up the sale and the purchase so you are not carrying two mortgages, and we look at what your budget buys in Mason, West Chester, Lebanon and the suburbs around them.
Start with where you will work and where the kids will go to school, then we narrow it to neighborhoods. I can show you the commute and the streets before you fly in.
Three of my recent buyers were 30 or younger, the youngest 21. One put 5% down, one 10%, one 20%. There is more than one way in, and I will walk you through yours.

Where I work most
Look a little farther north at Lebanon. It sits between the Cincinnati and Dayton metros, has a historic downtown of its own, and neighborhoods like Shaker Run come with pools, a fitness center, walking paths and a golf course that is open to the public. Ask what you are getting for the money, not only the price: the lot, the finished basement, and what you would still have to spend after closing.
Both are strong and both carry a price premium. Mason is in Warren County along the I-71 corridor, with more space and easy access to the jobs north of the city. Sycamore covers Blue Ash, Montgomery and Symmes Township in Hamilton County, closer in, with a shorter drive downtown. Compare them on the state report card at reportcard.education.ohio.gov, then compare real homes in each, not averages.
In spring 2026 the best value per square foot was in suburbs like Batavia, Norwood, Fairfield, Harrison, Amelia, Milford and Lebanon. Most of them were still priced in the $200s, well below Hyde Park and Mason.
Yes. My youngest recent buyer was 21. She put 5% down with help from family, chose a house that needed paint and weekend work, and looked a little outside the city to get more land. A 24-year-old couple saved 10% over several years in a separate high-yield account. The right plan depends on your income, savings and how long you will stay.

A drive through ten of the highest-priced neighborhoods around Cincinnati, with what homes there cost and what they look like.
I have been selling real estate in this area for over 11 years. I have been a buyer and an HOA member myself, too: I lived in a Mason townhome community for 16 years and loved it, rules and all. That is why I read the fine print for my clients, and why a lot of my sales are condos and townhomes.
I work the whole Cincinnati metro and south Dayton, with Comey & Shepherd Realtors behind me. On my YouTube channel, Living in Cincinnati, Ohio, I walk through neighborhoods, school districts and the questions buyers ask me every week.
