Living in Mason, Ohio: homes, prices and straight answers

Mason is the place buyers ask me about more than any other. Homes sold for a median of about $445,000 this summer, Mason City Schools covers most of the city, and the drive to downtown Cincinnati is about 35 minutes on I-71 when traffic is light. I lived in a Mason townhome community for 16 years, so I know it from the inside.

What does a house cost in Mason right now?

The median sale over the summer of 2026 was about $445,000, and homes took about seven weeks to sell. That median covers everything from a two-bedroom condo to a new custom home, so the real range is wide. Condos and townhomes often sell in the $200,000s and $300,000s, many single-family neighborhoods sit in the $400,000s to $600,000s, and golf and lake communities such as Long Cove go well past $1 million.

Prices dipped from a year earlier while more homes sold, which gives buyers more room to negotiate than they had in 2024 and 2025. Text me the streets you like and I will send you what actually sold there.

Which school district is a Mason address in?

Mason City Schools covers most of the city and Deerfield Township, but a 45040 mailing address is not a guarantee. Some 45040 homes are in Kings Local or Lakota Local, and a small part of West Chester Township is in Mason City Schools. Check the exact address with the Warren County Auditor before you write an offer.

To compare districts, use the state's own numbers on the Ohio School Report Card. I wrote more about this in Mason vs. Sycamore schools.

What is there to do in Mason?

More than most suburbs: Kings Island, a pro tennis tournament, big parks and a community center with real pools.

  • Kings Island and Soak City, 364 acres of amusement park, plus Great Wolf Lodge's indoor water park about a mile away.
  • Lindner Family Tennis Center, home of the Cincinnati Open each August, with year-round indoor tennis and pickleball after its expansion.
  • Pine Hill Lakes Park: 82 acres, two fishing lakes and two miles of nature trails.
  • Mason Community Center with an 11-lane pool, and the city's aquatic center with a 50-meter pool, a lazy river and slides.
  • Downtown Mason on Main Street, with a plaza that hosts Friday concerts in the summer.
  • Deerfield Towne Center next door in Deerfield Township, with Whole Foods, a Regal cinema and Barnes & Noble.

Should I look at a condo or townhome in Mason?

Yes, if you want Mason without a Mason house price or a yard to keep up. About one home in five here is a townhome or attached condo, more than in most suburbs around Cincinnati, and newer townhome communities such as Everybody's Farm have been added in the last few years.

I lived in a Mason townhome community for 16 years and loved it, rules and all. Before you buy, read the association's reserves, rules and insurance yourself; my downsizing guide lists what to ask for, and HOA horror stories shows what happens when nobody reads them.

What if Mason is out of my budget?

Ask whether you want Mason itself or the kind of home you pictured there. If it is the house, the lot and the amenities, moving your search 15 or 20 minutes can change everything. Lebanon to the north sold for a median of about $334,000 this summer, and Springboro about $385,000.

If it is the drive to Cincinnati, compare Sycamore Township, Blue Ash and West Chester. I walk through the trade-offs in Priced out of Mason?

How is the commute from Mason?

About 35 to 40 minutes to downtown Cincinnati on I-71 without traffic, longer at rush hour. I-71 runs right through the city, so the jobs along the I-71 corridor and in Mason itself are close. Procter & Gamble's Mason Business Center is one of the largest employers, and P&G announced it is moving about 1,200 more jobs there. Dayton is about 45 minutes.
