Where is Mount Washington?
On Cincinnati's southeast side, between the East End and Anderson Township, close to the Ohio River. It was laid out in 1846 and annexed by the City of Cincinnati in 1911. Beechmont Avenue is the main road through it, highways and shopping are minutes away, and downtown is about 20 minutes without traffic. The land is a mix of flats and hills, and some streets have views of the river and the city skyline.
What does a house cost in Mount Washington?
The median sale over the summer of 2026 was about $286,000, and homes took a little over five weeks to sell. When I made my video on Mount Washington, the typical home was three bedrooms and two baths, about 1,644 square feet on about a quarter acre. I called it affordable then, and it still costs far less than Oakley or Hyde Park.
About 56% of homes are single-family houses and 9% are townhomes, mostly built between the 1940s and the 1990s, so expect mid-century and newer houses rather than the 1800s homes you find closer to downtown. If this would be your first home, start with my first home guide.
What is Stanbery Park?
The heart of Mount Washington: a 125-acre city park with one of the most extensive hiking trail systems in Cincinnati. It has woods and streams, playgrounds, picnic areas, one of the city's best sledding hills, and the neighborhood's annual Pumpkin Chuck in the fall.
What is on Beechmont Avenue?
Mount Washington's business district: shops, cafes and restaurants, and a very nice Kroger. The iconic concrete Mount Washington water tower, built in 1939, stands over the neighborhood as a symbol of its history. The East End and the river are down the hill, and Anderson Township is a few minutes east.
Which school district is Mount Washington in?
Cincinnati Public Schools. Mt. Washington School is a Cincinnati Public school in the neighborhood, and the district also runs magnet schools that students across the city can apply to. A few Cincinnati addresses near the city line are in neighboring districts, so check each address with the Hamilton County Auditor, and compare districts on the Ohio School Report Card.
Mount Washington or Anderson Township?
They sit side by side, but the tax and school picture changes at the city line. A Mount Washington address is in the City of Cincinnati, so you pay the 1.8% city income tax and the city's property tax rate. Cross into Anderson Township and there is no township income tax where you live, most addresses are in Forest Hills schools, and the property tax is set by different levies. Your mailing address may say Cincinnati on both sides, so look up every house with the Hamilton County Auditor.
If you like Mount Washington for the price and want more of a walkable, older neighborhood, compare Oakley and College Hill. For river views, see Mount Adams.
