Privacy policy

What I collect

What you send me. When you use a form on this site I receive your name, your phone number or email, your message, and for a home value request the property address. When you book a call I receive your name, phone number, email if you give it, the time you picked and any note; the booking is checked against my own calendar, and you and I each get an email with a calendar invitation.

Calls and texts. Every form has an optional box to agree to calls and text messages. If you tick it, I keep the date and the exact words you agreed to. Agreeing is never required to work with me. Reply STOP to any text to stop them, or tell me and I will note it.

How you found the site. The first time you arrive from another website or a link with tracking tags, the site remembers the referring address, the first page you saw and any campaign tags (a small cookie, see below). If you later send a form, that travels with your message so I know whether you came from a search engine, social media, an AI assistant or a link.

Technical details. To stop spam, the site records a scrambled (one-way hashed) form of your internet address and your browser type with each form, and counts how many forms come from one connection. Like every website, the server also keeps standard access logs for a short time.

How I use it

• To answer your question and, if you want, to help you buy, sell or rent a home.
• To keep you in my contact list with notes and follow-up reminders, so I remember what we talked about.
• To send you one short email right away confirming that your message arrived (only if you gave an email address).
• To follow up by phone, text or email about what you asked. I may also send occasional emails with local market news or homes that fit what you told me; every one has an unsubscribe link.
• To see which pages and sources bring people to the site, and to keep spam out.

Who sees it

I do not sell, rent or trade your information. It is shared only with:

• Comey & Shepherd Realtors, my brokerage. Brokerage rules and Ohio license law require the brokerage to keep records of real estate transactions, and I keep my client contacts in the brokerage's systems as well as my own.
• Services that run the site for me: the hosting company that stores the website and its database, and the email service that delivers messages. They may use it only to provide that service.
• The people needed for your transaction, such as a lender, title company or the other agent, and only when you are buying or selling with me.
• Anyone the law requires, such as in response to a court order.

Texts and calls

If you give me your phone number, I may call or text you about your question. I do not use automated dialing or send marketing texts in bulk. Reply STOP to any text from me and I will stop texting you.

Emails and unsubscribing

Emails from me come from this website's address or mine and show my brokerage's office address. Every marketing email has an unsubscribe link at the bottom; you can also just reply and say so. I remove you from those emails right away and keep a note so you are not added again.

Cookies and outside services

• rere_src (90 days): how you first found the site, as described above. Only set when you arrive from another site or a tagged link.
• rere_fc (until you close the browser): a random security value that proves a form was sent from this site.
• rere_ty (10 minutes): lets the thank-you page greet you by first name after you send a form.
• rere_admin and rere_keep (30 days, renewed on each visit): only for the people who sign in to manage this site, to keep them signed in. Never set for visitors.
• Google Analytics through Google Tag Manager, when switched on, to count visits and which forms are sent. Google's policy: policies.google.com/privacy.
• Google reCAPTCHA, when switched on, loads only when you start filling in a form, to tell people from robots. It is covered by Google's privacy policy and terms.
• YouTube videos load only when you tap one, from YouTube's privacy-enhanced domain.
• Google reviews on the home and Reviews pages are shown live from Google by a small reviews service run by Comp Edge Solutions (gbp.compedgesolutions.us), which built and looks after this site. It sets no cookies and does not track you; reviewers' profile pictures load from Google.

You can block or delete cookies in your browser. The forms still work without the rere_src cookie; they need rere_fc to protect you from forged submissions.

How long I keep it

I keep your contact details and our notes while we are in touch and afterward as part of my client records, because past clients often come back years later and brokerage record rules require it. Messages caught by the spam filter are deleted within 90 days. Ask me any time to delete your information and I will, except anything the brokerage or the law requires to be kept.

Your choices

• See, correct or delete what I have about you: call, text or email me.
• Stop emails with the unsubscribe link, or stop texts by replying STOP.
• Turn off cookies in your browser settings.

Security and children

The site uses encrypted connections (HTTPS), my contact list sits behind a password-protected portal, and access is limited to me and the people who maintain the site for me. This site is not meant for children under 13, and I do not knowingly collect their information.

Changes and questions
