Is Maineville the same as Hamilton Township?

Not quite. Maineville is a small village; Hamilton Township is the much larger township around it, and most "Maineville" homes are in the township. The township covers about 35 square miles of south-central Warren County and had about 30,600 residents in 2020. Homes here can have a Maineville, Morrow, Loveland or South Lebanon mailing address, and some streets have been annexed into South Lebanon or Loveland.

That matters for taxes and schools, so look up the exact house with the Warren County Auditor. Landen and Kings Mills, across the river in Deerfield Township, often share the Maineville address too; they have their own page.

Why look at Maineville and Hamilton Township?

Newer houses, more land, and a short drive to Mason and downtown Lebanon. It is one of the few areas close in where you can still find an acre-plus lot, some farmland, and bigger lots with no HOA. The median home here was built in 2004, one of the newest of the areas I cover, and almost nine homes in ten are single-family houses.

Daily errands are easy: there is a brand-new Kroger on Route 48, and Target, Lowe's and Starbucks are right by I-71. It has also become popular with buyers who want to be near Mason but not at Mason prices; see Priced out of Mason?

Which school district is a Maineville address in?

Most of Hamilton Township is in Little Miami Local Schools, but not all of it. TPC River's Bend and some neighborhoods near the river are in Kings Local, and a few homes on that golf course are in Little Miami, so if Kings is your preferred choice, check the house. Small edges of the township are in Loveland City or Goshen Local.

Confirm the district for the exact address with the Warren County Auditor, and compare districts on the Ohio School Report Card: Little Miami and Kings.

Which neighborhoods should I look at?

It depends on the house, the lot and the amenities you want; here are a few I show often.

  • Miami Bluffs has every type of home: condos, patio homes, single-family and larger estate-style houses, with tennis, a pool, soccer and basketball. My favorite feature is its own entrance to the Little Miami Scenic Trail.
  • Willow Pond and the neighborhoods around Routes 48, 22 and 3, popular because the shopping and restaurants are right there.
  • Turning Leaf, a newer community with a big lake and a few more ranches.
  • Villages of Classicway, a large community with a Morrow address where Fischer Homes is still building, listed from about $378,000 to $498,000 and up, with a pool, cabana and playground.
  • TPC River's Bend, built around an Arnold Palmer-designed private golf course, with a sports complex for homeowners: pool, fitness center, playground, basketball and tennis. We love being over there. Golf membership is separate from the HOA fees.

Builder prices are for the base house, so price the lot and the options you want, and bring your own agent to the first visit. My new construction vs. resale post helps you compare.

Is there an income tax in Maineville?

Not in the township, but there is inside the Village of Maineville. Hamilton Township, like every Ohio township, does not tax residents' income. The village charges 1%, and its credit for tax paid to the city where you work covers only half, so a village resident who works in a 1% city would still owe Maineville about 0.5%. Streets annexed into South Lebanon or Loveland follow those towns' income tax rules instead. The details are in the village's tax ordinance.

What is there to do in Hamilton Township?

  • The Little Miami Scenic Trail and the Little Miami River run along the western side of the township, for walking, biking, running, walking the dog and kayaking.
  • A brewery and restaurants in Kings Mills, just across the river, where the old Peters Cartridge factory stands.
  • Kings Island, Landen-Deerfield Park and Mason's shopping, all a short drive west over the river; see my Landen and Kings Mills page.
  • Downtown Lebanon about 20 minutes north.

How is the commute from Maineville?

About 45 minutes to downtown Cincinnati without traffic, a bit less from the western side near I-71. Most drives start on US-22 or Route 48 and pick up I-71 near Kings Island. Dayton is about 55 minutes by way of Route 48 and I-75. Drive it at the hour you would really make the trip before you decide.
