How is Oakley different from Hyde Park?

Oakley is right next door, usually costs less, and is still walkable with older homes. The median sale this summer was about $457,000 in Oakley and about $556,000 in Hyde Park. Many Oakley houses are smaller, things like Cape Cods, but it is still a really beautiful area, and it is where a lot of people look when Hyde Park is over budget.

Oakley has also been selling faster: homes spent a median of about 36 days on the market this summer, compared with about 44 in Hyde Park. Text me and I will send you recent sales in both on the streets you like.

What is Oakley Station?

It is like the best of the suburbs, but not far from downtown. Oakley Station, a newer development near I-71, has big-box stores like Target, groceries, specialty food shops, restaurants and Tesla charging, so you do not have to drive out to the suburbs for a big shopping trip. Rookwood Commons and Rookwood Pavilion, just over the line in Norwood, add more stores a few minutes away.

What is Oakley Square?

The neighborhood's older business district along Madison Road, quieter than downtown but still fun. It has shops, local restaurants and chain restaurants, and parts of Oakley around it are walkable. Hyde Park Square and Mt. Lookout Square are a short drive or bike ride away. Parking around the squares can be limited at busy times, so ask how a house handles parking.

What kinds of homes are in Oakley?

Mostly older houses, many from before 1940, plus a good number of condos and apartments. About 43% of Oakley homes were built before 1940, and about 18% have been built since 2000. Expect Cape Cods, other smaller houses and two-family homes on the older streets, and newer condos and apartments in the bigger buildings.

Older Oakley homes give you mature trees and character that a new subdivision cannot copy, as I wrote in New construction vs. resale. Budget for an older home's upkeep, and read Should you waive the inspection? before you write an offer.

How is the commute from Oakley?

Easy: I-71 is minutes away, and downtown is about 15 to 20 minutes without traffic. That makes it a pretty easy commute to big downtown employers like Procter & Gamble and to UC Health. The Norwood Lateral, a short highway between I-71 and I-75, is close by, and Madisonville, home of Medpace, is next door.

Which school district is Oakley in?

Cincinnati Public Schools. The district also runs magnet schools that students across the city can apply to. A few Cincinnati addresses near the city line are in neighboring districts, so check each address with the Hamilton County Auditor, and compare districts on the Ohio School Report Card.
