What is the Loveland bike trail?
It is the Little Miami Scenic Trail, a paved state park trail of more than 78 miles, and Loveland is its busiest stop. From downtown Loveland it is 9.5 miles south to Milford and 13.5 miles north to Morrow. Right where the trail crosses downtown you will find coffee, ice cream, restaurants, a canoe and kayak livery on the Little Miami River, and Nisbet Park, with an amphitheater for summer concerts.
Loveland is in three counties. Does that matter?
For your tax bill and paperwork, yes; for daily life, not much. Loveland spans Hamilton, Clermont and Warren Counties. The county sets which auditor handles the property and which levies apply, so look up each address with the right one: Hamilton, Clermont or Warren.
The school district matters more than the county. Most of the city is in Loveland City Schools, but the northern and southern edges are in Sycamore Community Schools, so check the district for every house.
What kinds of homes are in Loveland?
Older homes near downtown, newer subdivisions around them, and a good number of condos and patio homes. Loveland started as a resort town with summer homes, and some streets near the river still have houses from the 1950s and earlier. About 27% of homes are in larger buildings, so condo buyers have choices. New construction inside the city is hard to find; most of it is in the townships around Loveland.
What should I know before I buy in Loveland?
Downtown traffic backs up at rush hour and on busy trail weekends, so drive your commute at the time you would actually make it. If a house is near the river, ask about flood history and look at the flood map before you fall in love with the view; my video on checking a home's flood risk shows how.
Why did Loveland prices drop this year?
The summer median fell about 18% from a year earlier, but a small city's median swings with whatever happens to sell. About 50 homes sold in August, and a different mix of homes selling moves the number a lot, so I look at sales on the streets you like rather than the citywide median.
