Living in Amelia, Ohio: homes, prices and straight answers
Amelia is the stretch of Ohio Pike (State Route 125) southeast of Eastgate, in Pierce and Batavia Townships. The Village of Amelia dissolved in 2019, so there is no Amelia government or income tax anymore, but the name, the post office and the 45102 ZIP code stayed. Homes sold for a median of about $320,000 this summer, about 30 minutes from downtown Cincinnati.

Is Amelia still a village?
No. Voters dissolved the Village of Amelia in November 2019, and it is now part of Pierce and Batavia Townships. The vote was 843 to 479 on November 5, 2019, and the results were certified on November 25. The main reason was a 1% income tax the village had adopted in 2018. About two-thirds of the old village went to Pierce Township and about a third to Batavia Township.
What stayed the same: the Amelia name, the post office and the 45102 ZIP code. What changed: police, fire, parks and local roads now come from the township your address is in. Amelia was the largest village in Ohio history to dissolve.
Why look at Amelia?
For a newer house with a yard at a price well below Anderson Township, with Eastgate close by. The median sale here this summer was about $320,000, compared with about $395,000 in Anderson Township. The median home in Amelia was built in 1995, newer than in Milford or the Village of Batavia.
You get suburban comfort without the sticker shock: a mix of ranches, updated colonials and newer builds, many with finished basements, fenced yards and room to grow. As Batavia and Milford prices climb, Amelia is the next logical place to look along the State Route 125 corridor.
What is near Amelia?
Eastgate shopping, East Fork State Park and I-275 are all within about 10 to 15 minutes.
- Eastgate, about 10 minutes north, with Jungle Jim's, Kroger Marketplace, Target, HomeGoods and lots of restaurants.
- East Fork State Park, east of Amelia, with William H. Harsha Lake for boating, fishing and hiking.
- I-275, a few minutes west, for the drive downtown or around the beltway.
Outside of Milford, Loveland, Eastgate and parts of Amelia, Clermont County has fewer restaurants and shops, especially in the rural areas. Amelia is one of the spots where you have them nearby.
Which school district is Amelia in?
West Clermont Local Schools for the former village. West Clermont covers 54 square miles: Union Township, the former Village of Amelia, Mt. Carmel, Withamsville and parts of Batavia, Monroe, Ohio and Pierce Townships, with one high school, West Clermont High School. Some addresses near Amelia in Pierce Township are in New Richmond schools, and some in Batavia Township are in Batavia schools, so check each house with the Clermont County Auditor. You can compare districts on the Ohio School Report Card.
What do taxes look like in Amelia?
No local income tax where you live, and property tax that depends on the township and school district. Property taxes in Clermont County tend to be lower than in some neighboring counties, and that can make a real difference in your monthly payment. Hamilton County, by comparison, has some of the highest property taxes in the state. Ask me for the actual tax bill on any house you like.
How long is the drive from Amelia?

At rush hour a commute back out to Clermont County can run 30 to 45 minutes, so drive it at the time you would really make it.
