Why not just use an online estimate?
Because it has never been inside your house. Online estimates average the sales around you. They do not know about your new kitchen, the finished basement, the busy road behind you or the roof that needs work. Around Cincinnati they can miss by tens of thousands of dollars in either direction. I look at the same sales a buyer's appraiser will, and I adjust for the things that change the price.
What do you look at?
Recent sales near you, homes for sale right now, and the ones that did not sell. I compare size, bedrooms and baths, lot, condition, updates and school district, and how fast similar homes have been going under contract. If you tell me about updates or problems in the form, the range will be closer. If you want it exact, I will come see the house.
Does this cost anything, or commit me to selling?
No to both. Plenty of people ask because they are curious, refinancing, or planning a year or two out. I will send you the range and what it is based on, and you decide if and when you want to talk about selling. You can read how I price and prepare a home in my selling guide.
