Living in Batavia, Ohio: homes, prices and straight answers
Batavia is the Clermont County seat, a small village on the East Fork of the Little Miami River, with Batavia Township spread out around it. Homes in Redfin's Batavia area sold for a median of about $322,000 this summer, and downtown Cincinnati is about 35 minutes away on State Route 32 and I-275.

I use the same facts for every area so you can compare them fairly. Prices move every month; text me for this week's numbers on the streets you like.
What is Batavia like?
It is a small county seat with a historic Main Street, and it turns rural quickly once you get outside the village. The Clermont County Courthouse, built in 1936, sits downtown, and Main Street has sections of brick road, local restaurants and a couple of cute coffee shops. Around the village you will find UC Clermont College and Mercy Health Clermont Hospital, and Eastgate's shopping and restaurants are about 10 minutes west on State Route 32.
Is Batavia the village or the township?
Both use the name, and which one you buy in changes your taxes. The Village of Batavia is tiny, about 1,000 homes. Batavia Township around it has about 11,300, including part of the former village of Amelia. Most of both use Batavia 45103 mailing addresses.
- Income tax: the village charges 1% and gives no credit for tax you pay where you work. The township charges none where you live.
- Schools: the village is in Batavia Local Schools. Township addresses can be in Batavia, West Clermont, Clermont Northeastern or Williamsburg schools.
In the summer of 2026 some village residents tried to put a vote to dissolve the village on the ballot, the way Amelia did in 2019. In August the county board of elections found the petition short of valid signatures, so for now nothing changes.
Why are buyers looking at Batavia?
Because their budget usually goes further here than in Milford or Anderson Township, often with a bigger yard. This summer the median sale in the Batavia area was about $322,000, compared with about $340,000 in the Milford ZIP code and about $395,000 in Anderson Township. Expect generous lots, established neighborhoods and mature trees, things a brand-new subdivision cannot give you.
In Clermont County you may or may not get more house for the money, but you often get more space for the money. Route 32 and Eastgate make Batavia a practical choice for commuters, not just a compromise. I wrote about it in 7 suburbs with more house for the money.
What is there to do outdoors near Batavia?
East Fork State Park is a few minutes away, with William H. Harsha Lake for boating, fishing and hiking. Stonelick State Park is a short drive northeast, the Cincinnati Nature Center is toward Milford, and the Little Miami Scenic Trail runs through Milford. Out here, the outdoors often starts in your own backyard.
Can I find land or build in Batavia Township?
Yes, more easily than in most places this close to Cincinnati. Clermont is one of the few counties around here with room to grow, and land can still be reasonably priced. In my experience the zoning department is easier to work with than in Butler, Warren or Hamilton County, which matters if you want to build, add on, put up a pole barn or set up a small homestead.
Two things to check first: internet and cell service can still be spotty in the rural parts, which is hard if you work from home, and some roads and utilities out in the township are older. If you are wondering about data centers, I wrote about the proposals around Cincinnati and Dayton in the data center fight. As of September 2026, Clermont County had no named proposal.
How long is the drive from Batavia?
About 35 minutes to downtown Cincinnati without traffic, on State Route 32, I-275 and I-471. With rush hour, a commute back out to Clermont County can easily run 30 to 45 minutes depending on which part of the county you live in. I do not know of any public transportation out here, so plan on driving.
