What kinds of homes are in College Hill?

A real mix, and the older ones are incredible: Normandy-style houses, Cape Cods, big Victorians and large Italianate houses, plus ranches and bi-levels. Every time I drive through College Hill I see one head-turning house after another, and it makes me want to show a lot more homes there. Most homes are single-family houses, and about a third were built before 1950.

The median sale this summer was about $221,000, well under half of Hyde Park, which is why it is worth a look if you want an older house with character. Read my first home guide if this would be your first purchase.

What is happening in College Hill's business district?

A long, resident-led comeback along Hamilton Avenue, and it is still going. The College Hill Community Urban Redevelopment Corporation has been buying vacant buildings and working with developers for about 20 years. The best known result is College Hill Station, which put apartments, shops and offices together in one new building.

Small businesses, cafes and restaurants have moved in, and there is still retail space waiting for someone to grab it. My honest take: it has come a long way, but it could be another 10 years or more before it is everything people hope for. Decide whether it fits you today, not just where it might be.

Is there new construction in College Hill?

Some, which is rare this close to downtown. When I filmed there in 2024, a builder was putting up modern single-family homes that look like townhomes, and the listings I saw were around $600,000. They were built to LEED Silver and came with a City of Cincinnati property tax abatement.

Cincinnati's residential tax abatement can lower the property tax on new construction or a big renovation for up to 15 years. The terms depend on when the work was done and how it was certified, so ask for the abatement paperwork and how many years are left on any house you like. Read New construction vs. resale before you sign with a builder.

What is near College Hill?

  • Mount Airy Forest and Arboretum next door, with trails and Everybody's Treehouse.
  • Bike lanes on some main roads that are separated from traffic, so you can ride toward downtown.
  • Cincinnati Children's College Hill campus, and Mercy Health West Hospital about five miles away.
  • Sidewalks on most streets. There is no major highway running right through, so many streets are quiet, and I-75 is a short drive away.

Which school district is College Hill in?

Cincinnati Public Schools. College Hill Academy is a Cincinnati Public school in the neighborhood, and the district also runs magnet schools that students across the city can apply to. A few Cincinnati addresses near the city line are in neighboring districts, so check each address with the Hamilton County Auditor, and compare districts on the Ohio School Report Card.

What should I check before I buy in College Hill?

The age of the systems in the house, and the block itself. A house from the 1920s or 1950s may still have original wiring, plumbing or a clay sewer line, so the inspection and a sewer scope matter. Prices can change a lot from one street to the next, so I pull the recent sales on the exact blocks you like rather than lean on the neighborhood median.

If College Hill is not quite right, compare Norwood and Mount Washington, two more places with older homes where this summer's median sale was under $300,000. Text me and I will set up a day to see all three.
