What does a house cost in Fairfield?
The median sale over the summer of 2026 was about $275,000, one of the lowest of the areas I cover north of the city, and homes took about six weeks to sell. That is down about 5% from a year earlier, on more than 100 sales a month, so it is a steady number.
Fairfield punches above its weight. You get the parks, shopping and services of a real city, and large homes are commonly available from the high $100,000s to the low $300,000s, so few suburbs give you more space for the money. I wrote about it in 7 Cincinnati suburbs where buyers are getting more house.
What is Fairfield like?
A suburban city with wide streets, sidewalks in most neighborhoods and Route 4 as its main street, rather than a walkable downtown. Route 4 has just about every business and restaurant you could want, and the city puts real money into its parks and events.
- Jungle Jim's International Market, which started as a produce stand in 1971 and is worth the trip if you have never been.
- Harbin Park, 230 acres with wooded trails and mountain bike trails, home of the July 4th fireworks.
- Marsh Lake Park and Huffman Park, part of more than 500 acres of city parkland.
- Village Green Park, with an amphitheater and a summer concert series, next to the Fairfield Community Arts Center and its theater, gallery and pottery and dance studios.
- Wake Nation at Joyce Park, a cable wakeboarding park, so no boat is needed.
- Mercy Health Fairfield Hospital, and Bridgewater Falls shopping just north in Fairfield Township.
Which school district is a Fairfield address in?
Fairfield City Schools, one of the larger districts in Ohio, serves both the city and Fairfield Township. A Fairfield mailing address can still reach into neighboring townships and districts, so confirm the district for the exact house with the Butler County Auditor, and compare districts on the Ohio School Report Card.
How does the Fairfield city income tax work?
Fairfield residents pay 1.5% on earned income, with credit for tax paid to the city where they work, up to 1.5%. So if you work in a city that charges 1%, you would owe Fairfield about 0.5% on top; if you work in Cincinnati, which charges more than 1.5%, you would owe Fairfield nothing extra. The details are on the city's tax page.
Townships such as West Chester and Liberty Township have no income tax where you live, so add this to your monthly budget when you compare.
What kinds of homes are in Fairfield?
Mostly houses from the 1950s through the 1980s, plus more condos than most suburbs. The 1970s were the biggest building decade, and the median home was built in 1978. About 56% of homes are single-family houses and about a third are in buildings with two or more units, and there is a large variety of condo communities to choose from, which helps if you want low maintenance or a lower price.
With older houses, the inspection matters. Read Should you waive the inspection? before you write an offer, and ask any condo association for its reserves and rules.
Fairfield, West Chester or Liberty Township?
Fairfield usually buys the most house for the money; West Chester and Liberty Township cost more but have no income tax where you live. This summer the median sale was about $275,000 in Fairfield, $420,000 in West Chester and $530,000 in Liberty Township. All three sit close together along I-75, I-275 and Route 129, so you can see them in one afternoon. Text me the kind of house you want and I will show you what it costs in each.
