Mason or West Chester? How they really compare
They sit side by side north of Cincinnati, and buyers compare them all the time. Homes sold for a median of about $420,000 in West Chester and about $445,000 in Mason this summer. The real differences are the income tax, the age of the houses and which highway your day runs on.

Which one costs less, Mason or West Chester?
West Chester, by a little: about $420,000 at the median this summer, against about $445,000 in Mason. The bigger difference is age. A typical West Chester house was built in the late 1980s; a typical Mason house in the mid-1990s. West Chester was farmland that filled in over the years, so some neighborhoods still have younger trees, and both places are running short on land for new construction.
Medians mix condos, townhomes and houses, so compare the same kind of home. Text me the streets you like in each and I will send you what actually sold there.
How do the taxes compare?
West Chester is a township, so it does not tax your income where you live; Mason is a city and charges 1.12%. Mason gives credit for tax you pay to the city where you work, up to 1.12%, so if your job is in a city that charges 1% or more, you may owe Mason little or nothing extra. If you work from home or your employer sits in a township, the 1.12% is real money: about $1,120 a year on $100,000 of earnings.
Property taxes depend on the school district and levies at each address in both places, and two houses a mile apart can carry different rates. I check the county auditor's numbers for every house my buyers get serious about.
Which commute is easier?
It depends on whether your day runs on I-75 or I-71. West Chester has four exits onto I-75, with I-275 and Route 129 close by, and downtown Cincinnati is about 30 minutes without traffic. Mason sits between I-71 and I-75, about 35 to 40 minutes from downtown.
If you work along the I-75 corridor, including the hospitals and offices around Cox Road and Liberty Way, either one works well. The question is not which one is closer; it is closer to what. Tell me where you work and I can usually tell you which one you will be happier driving from.
Which school district is each one in?
Most of West Chester is in Lakota Local Schools and most of Mason is in Mason City Schools, but neither district follows the city or township line. The 45040 ZIP code alone touches four school districts, and parts of West Chester are in Princeton or Mason. I do not rank schools; compare the districts yourself on the state's Mason and Lakota report cards, then check the exact address with the county auditor before you write an offer.
What is there to do in each?
Mason has the big attractions; West Chester has built itself into a place to go, too.
- Mason: Kings Island and Soak City, the Lindner Family Tennis Center where the Cincinnati Open plays every August, Great Wolf Lodge, and a community center with indoor and outdoor pools and a climbing wall.
- West Chester: Voice of America MetroPark (435 acres, a stocked lake, trails and a sledding hill), Topgolf and Main Event near Union Centre, The Streets of West Chester, and Liberty Center and IKEA just up I-75.
Both are car dependent. Plan on driving to almost everything in either one.
So which should I choose?
Lean West Chester if you want no local income tax, a slightly lower price and quick I-75 access. It is also a good place to start if you are new to the area and not sure yet where you want to be, because it sits right in the middle of everything north of the city.
Lean Mason if you want a newer house on average, the parks and attractions, and you split time between I-71 and I-75. Plenty of buyers start sure it is one and end up in the other once they tour both. That is normal; that is why we tour.
